IKO Windows & Doors: The Fresno Owner’s Guide
If you have an IKO window or door in Fresno with a failed seal, a cracked sash, or a lock that no longer engages, we stock and install IKO-compatible replacement parts, and a typical parts-and-labor swap runs $180 to $640 depending on the component. Most IKO hardware and glass failures we see in Fresno get diagnosed and corrected in a single visit because we carry common IKO balances, latches, and sealed glass units on the truck. You usually notice the problem the first week temperatures swing hard, a stuck window on a 105-degree afternoon or a patio door that suddenly drags across its track after years of working fine. That change is rarely the frame. It is almost always a specific part with a specific job, and that part can be replaced without tearing out the whole opening.

One thing to know up front: Bradford Remodeling Co Fresno is an independent contractor and not affiliated with IKO. We work with IKO windows and doors because plenty of Fresno homes already have them installed and the parts are still serviceable. That is the whole job here. Match the part, fix the opening, stand behind the work.
Which IKO Models This Applies To

IKO sells builder-grade vinyl windows and sliding patio doors, and the parts you need depend on which series your house was built with. The most common lines we work on in Fresno are the IKO 2000, 3000, and 4000 series, plus the IKO Summit and Ultra sliding door lines. The 2000 series uses a basic block-and-tackle balance and a cam lock; the 3000 and 4000 move to a constant-force coil balance and a multi-point lock on the door. If you replace a 2000 series balance with a 3000 series coil, the window will not operate right even though both parts fit the same channel. The compatibility is in the stamp, not the shape.
Before you order anything, open the sash and look for a silver or white sticker on the top edge of the frame. IKO puts the series code, glass size, and manufacture date there. If the sticker is gone, measure the visible glass and the sash thickness, and take a photo of the balance shoe and the lock. That photo usually tells us the series in ten seconds. For seals and glass, the question is whether to buy OEM IKO glass or a local sealed-unit equivalent. In Fresno heat, the failure is almost always in the desiccant and edge seal, not the glass itself. A quality aftermarket sealed unit with the same Low-E coating and argon fill will perform the same as OEM for 40 to 50 percent less. The aftermarket path is usually the smarter money. For hardware like balances and locks, we specify OEM IKO parts whenever they are still available because the fit tolerances are too tight for some aftermarket copies.

Signs Your IKO Windows & Doors Is Failing
- Fog or moisture between the glass panes. The edge seal on the sealed glass unit has failed, and the argon gas inside has been replaced by Fresno air and moisture. This is the single most common IKO failure here. The glass cannot be cleaned; the unit gets replaced.
- The sash drops hard when you close it, or will not stay up. The balance system, usually a coil or block-and-tackle, has lost tension. IKO balances are sized by sash weight, and a mismatched replacement causes the window to slam or creep. This is a safety hazard, not just a nuisance, especially on second-story windows.
- The window slides in from the side instead of closing square. The pivot bar or balance shoe has disengaged from the side channel. On IKO 3000 and 4000 series this usually means the shoe cracked. The window still looks fine until you try to close it.
- The patio door is harder to slide every month. The IKO sliding door rollers are polymer, and in the Fresno valley dust and hard water work into the roller bearings until they stop turning. If you hear a crunching sound when you move the door, a roller has cracked and the door is now riding on its track bare metal. That scores the track, which turns a cheap part into an expensive door.
- The lock will not fully engage, or the door only locks if you lift the handle. The multi-point lock mechanism on IKO Ultra doors relies on tie rods that stretch over time. Lifting the handle forces them to reach. That is the first sign the rods need adjustment or replacement before the lock fails completely.

AfterReplacement Cost & What’s Included

In Fresno, most IKO window and door part replacements fall into a narrow range. A single balance and pivot shoe runs $180 to $310 installed. A sealed glass unit swap is $240 to $520 depending on glass size and whether the sash needs to be rebuilt. A patio door roller replacement runs $190 to $340 per door. A full multi-point door lock replacement runs $400 to $640 because the mechanism has to be ordered and the door re-timed.
Two things control the price: whether we are replacing one part or the pair, and whether the IKO part is still in current production. Obsolete-series parts take a week to source and carry a small markup. You get a written price before any work starts. That price includes the part, the labor, disposal of the old part, and cleanup of the work area. The number on that written estimate is the number you pay, no change orders. Every repair we complete is covered by our 365-Day Done Right Promise. If the part fails or the fit is wrong within a year, we come back and correct it at no charge.
DIY or Call Us?
If the window is fogged, there is nothing to DIY. The glass unit is sealed at the factory and the sash has to come apart to swap it. If the balance is out, be careful. A charged IKO balance is under spring tension, and releasing it incorrectly turns that tension into a projectile. Same story with the multi-point door lock: the rods and keepers have to be timed precisely or the door will not lock even though the handle moves. Call a professional for those.
What you can safely check yourself is the track and the weatherstripping. A dirty patio door track causes more service calls than bad rollers, and five minutes with a vacuum and a damp rag often fixes a door that seems broken. The same applies to a sticky double-hung window: clean the side channels and run a thin silicone spray along the shoe. If the problem is friction, that solves it. If the problem is a broken part, you will know because the cleaning did nothing. Call (559) 785-2712 and we will tell you over the phone what you are likely dealing with and what it will cost to fix. You should know the number before we ever roll a truck.
FAQs

An IKO vinyl window frame will last 25 to 30 years in Fresno, but the moving parts and sealed glass units typically fail in 12 to 18 years because of the valley heat and UV load. The frame is rarely what fails. You will replace balances, rollers, locks, and glass once or twice over the life of the window. Call (559) 785-2712 for an exact quote on your specific IKO part; estimates are free and we give you a written number before any work starts.
Sometimes the balance shoe or pivot bar can be re-seated if the window is still level and the part is not cracked, and we will always tell you when that is the case and charge you less for it. If the part is cracked, the glass has fog, or the lock rod is stretched, repair is not honest work. The fix will fail quickly, and our guarantee means we would be back doing it again on our own dime, so we replace those parts instead. Call (559) 785-2712 and we will tell you which path applies to your IKO window or door.
Most IKO part replacements take one to two hours on site, and we carry common balances, rollers, and locks on the truck so the work is done in a single visit. Sealed glass units and multi-point door locks usually require a follow-up visit one to two weeks later once the part arrives. You will know the schedule and the written price before the first visit.
Yes. We keep common IKO 2000, 3000, and 4000 series balances, pivot shoes, cam locks, patio door rollers, and weatherstripping on the truck for Fresno service calls. If your window is an older or less common IKO series, we order the OEM part and set the second visit when it arrives. We also stock parts for KraftMaid cabinetry, and Cambria and Silestone surfaces, so if the same job touches more than one system, we have the parts covered.
