Tamko Windows & Doors: The Fresno Owner’s Guide
We stock and install replacement parts for Tamko windows and doors throughout Fresno, with most common hardware swaps running $200 to $700 installed and full door or window replacements ranging from $4,500 to $15,000. Most Tamko part failures show up the same way: a lock that no longer catches, a balance that lets the sash drop, weatherstripping that has flattened into nothing, or a door that drags against the jamb. You’ll usually notice it first in the room you use most, and by then the part has been failing quietly for months.

Bradford Remodeling Co Fresno is an independent service provider. We are not affiliated with Tamko, but we work with their window and door lines regularly enough to know which parts interchange and which ones do not.
Which Tamko Models This Applies To

Tamko’s windows and doors come in several series lines, and the part you need depends on the series, not just the look of the hardware. The most common lines we see in Fresno homes are the Tamko Heritage vinyl line, the ProLine aluminum-clad series, and the Builder Series which got dropped into a lot of newer subdivisions along the 41 corridor and out toward Clovis. Each series uses its own balance system and its own hinge geometry, and that matters when you’re ordering a replacement part.
Here’s the compatibility gotcha we run into constantly: a balance from a Heritage window will not fit a ProLine window of the same size. The shoe profiles are different by about an eighth of an inch, which is just enough that homeowners order the wrong part online and end up with a sash that either binds or drops. We match parts by the label printed on the sash edge or the frame head, not by measuring the glass. If the label is gone, we pull measurements from the channel width and the shoe profile, then cross-reference the series.
For OEM versus aftermarket: Tamko-branded parts are still available for most series, but on windows manufactured before roughly 2015, the OEM supply has gotten thin and lead times run weeks. Quality aftermarket equivalents from name-brand hardware manufacturers work well for balances, pivot bars, and weatherstripping, and we stock those on the truck. For locks and multi-point door hardware, we prefer OEM because the strike plate spacing is tighter.

Signs Your Tamko Windows & Doors Is Failing
- The sash drops when you let go. The balance system has lost tension or the pivot bar has popped out of the shoe. On a Tamko window, this usually means a broken spiral balance or a worn shoe, not a bad spring.
- The lock doesn’t bite anymore. The keeper on the frame has worn, or the sash has settled enough that the lock tongue no longer lines up. In Fresno heat, vinyl sashes shift more than people expect, and a lock that worked in February can miss by March.
- You can feel air moving around the window edge. The weatherstripping has compressed permanently or torn away from the sash. Tamko’s bulb-style weatherstripping on the Builder Series is the first thing to go in unshaded west-facing windows.
- The door rubs or sticks at the top of the jamb. The hinge screws have stripped or the top hinge has sagged. On Tamko entry doors, we see the top hinge fail first because the door weight hangs on it.
- The multipoint lock turns but won’t engage all three points. One or more shoot bolts is out of alignment with the strike plate. This is common after a door has been slammed repeatedly or the threshold has shifted from foundation movement in Fresno’s clay soil.
Replacement Cost & What’s Included

Here’s what you can expect to pay in Fresno for the work, including parts and our labor:
- Weatherstripping replacement (per window or door): $40 to $120
- Spiral balance replacement (per sash, both sides): $90 to $180
- Pivot bar and pivot lock shoe replacement (per sash): $60 to $140
- Window sash lock and keeper replacement (per window): $45 to $110
- Multi-point door lock replacement (parts and install): $180 to $400
- Door hinge replacement and jamb reinforcement (per door): $120 to $300
- Full window replacement (per window, installed): $700 to $2,200
- Full door replacement (single entry, installed): $1,500 to $4,500
The spread depends on the series, the age of the window, and whether the frame is square enough to accept the new part without corrective shimming. You’ll get a written price before any work starts, and that number does not move at the door. Every parts repair we complete is covered by the 365-Day Done Right Promise: if the work fails inside a year, we come back and correct it at no charge, in writing.

You can safely check a few things yourself: look for a loose keeper screw, clear debris from the track, and confirm whether the window is merely sticking on dirt rather than a failed balance. If the sash still drops after cleaning, the balance is done and that’s a parts replacement, not a cleaning issue.
Window balances hold tension, and a spiral balance under load can unwind fast if you don’t know the release sequence. Door multipoint locks are easier to misalign than to fix. If you have the original label and the right replacement part in hand, a careful owner can do a lock swap. If you don’t, you’ll spend more time and money ordering the wrong piece than calling us. Curtis Lane has seen enough homeowners bring in a bag of mismatched parts from a previous attempt to say this plainly: the label tells you the part, and without it you’re guessing. Call (559) 785-2712 and we’ll match it from the label or the measurements in one visit.
FAQs

Tamko vinyl windows in Fresno typically last 18 to 25 years before the balances, weatherstripping, and locks start failing in sequence. The glass usually outlasts the hardware. ProLine aluminum-clad units run longer on the frame but the hardware still goes first, with the balance system typically failing around year 15 to 20.
Some parts can be repaired: a sagging hinge can be reinforced, a misaligned strike plate can be reset, and a sticky lock can sometimes be cleaned and lubricated. Balances and weatherstripping are replace-only items, and we will tell you which one you have before any money changes hands. If the repair will not hold, we will not charge you for a short-term fix.
A weatherstripping or lock replacement takes about 30 to 60 minutes per window or door. A balance replacement runs about an hour per sash. A full multipoint door lock runs 90 minutes to two hours. Most parts jobs are done in a single visit, and we leave the work area clean and the written guarantee in your hand before we leave.
We stock common Tamko-compatible balances, pivot bars, lock shoes, weatherstripping, and select lock hardware on the truck. Odd-series or older OEM hardware may need to be ordered, and we’ll tell you the lead time before you approve the job. We also stock parts for KraftMaid, Cambria, and Silestone lines for broader remodel work.
