Boral Windows & Doors: The Fresno Owner’s Guide
We keep Boral-compatible window and door hardware on our trucks in Fresno, and most replacement part swaps run between $400 and $1,800 installed depending on the component and the model year. If you own a Boral window or door, you already know the build quality – but seals, balances, rollers, and weatherstripping fail on a schedule, not a whim. What you’re seeing now is usually a small fix that’s been getting worse for a season or two.

Owners typically discover the failure in one of three ways: a window that suddenly drops when opened, a door that scrapes the threshold, or a draft that wasn’t there last winter. In Fresno, our dry heat and valley dust accelerate seal and gasket wear faster than coastal climates. Curtis Lane and our crew see this pattern across every neighborhood we serve, from Woodward Park to the Tower District.
One thing to be clear about upfront: Bradford Remodeling Co Fresno is an independent contractor. We’re not a Boral dealer or factory service center. What we are is a crew that knows Boral’s product lines well enough to match the right part to the right frame the first time.
Which Boral Models This Applies To

Boral has manufactured windows and doors under several product families over the years, and part compatibility is not a free-for-all. The three lines we see most in Fresno homes are the Boral Elevate series, the Boral Builders Series, and older Boral aluminum-clad units installed in the early 2000s. Each line uses different balance systems, locking hardware, and weatherstripping profiles. A balance from a Builders Series window will not fit an Elevate frame, even if the sash dimensions match.
Before you order anything, check the corner of the sash or the edge of the door panel for an etched or printed label. Boral stamps model codes there, and that code tells us the series, production year, and glass package. No label? Measure the visible glass width and height, then measure the frame thickness. Those three numbers narrow the field fast. On doors, the hinge pattern and striker plate offset matter more than the panel size. A 1/8-inch difference in the striker offset means the latch won’t catch, and no amount of adjusting fixes that.
For Boral specifically, we recommend OEM parts when the frame is still under a transferable warranty or when the part is visible – handlesets, lock bodies, and visible hinges. For concealed parts like balances and rollers, high-quality aftermarket equivalents often meet or exceed the original spec and cost 20 to 30 percent less. We stock both on the truck and will tell you the price difference before we order.

Signs Your Boral Windows & Doors Is Failing
- Sash drops or won’t stay open. The block-and-tackle or spiral balance inside the frame has lost tension or snapped. This is the most common Boral window failure we see in Fresno, particularly on south-facing windows where heat cycles have fatigued the spring over ten to fifteen years.
- Door scrapes the threshold or drags at the latch. Rollers on a sliding door or hinge sag on a swing door have shifted the panel out of alignment. The fix is usually replacement hardware, not an entire new door.
- Cold draft or visible daylight around the sash. Weatherstripping has compressed or torn. In Fresno’s summer heat, the same gap leaks cooled air out and lets dust in. The seal material on older Boral units hardens and cracks rather than staying pliable.
- Lock or handle is loose, stiff, or won’t fully engage. Internal lock bodies and gear mechanisms wear out, especially on multi-point door hardware that sees daily use. A loose handle is a warning sign before total lock failure.
- Condensation or haze between the glass panes. The insulated glass unit seal has failed. This is a glass package replacement, not a frame problem. It happens more often on west-facing Fresno exposures that get direct afternoon sun year-round.

AfterReplacement Cost & What’s Included

Here’s what we quote for most Fresno Boral window and door part replacements, installed:
- Window balance replacement: $180 – $420 per window
- Weatherstripping and seal replacement: $150 – $400 per window or door
- Sliding door roller replacement: $220 – $550 per door
- Lock and handle hardware replacement: $200 – $600 per door
- Insulated glass unit replacement: $500 – $1,200 per sash

The price range depends on the Boral series, whether the part is OEM or aftermarket, and how much disassembly the job requires. Every quote we give in Fresno is a written number before any work starts, per The Garrison Standard. No numbers move at the door. And the completed repair carries our 365-Day Done Right Promise: if the work fails inside a year, we come back and make it right at no charge.
DIY or Call Us?
A homeowner can safely check a few things: whether screws are loose, whether the track is packed with dust, whether the weatherstripping looks torn. Cleaning a door track and tightening visible fasteners is reasonable maintenance.
Window balances are a different story. Those springs are under constant tension, and removing a sash without releasing the tension correctly can send metal parts flying. Door hinges on a heavy Boral panel take two sets of hands and the right blocking. High-tension window parts and heavy door panels are where we tell people to stop and call us. We’ve repaired the results of well-intentioned DIY attempts in Fresno more times than we can count, and the repair after a failed DIY usually costs more than the original part would have.
If it’s a seal or a loose handle, do the cleaning and tightening. If it’s a balance, roller, or hinge, call (559) 785-2712 and we’ll get a straight answer to you.
FAQs

In Fresno’s climate, expect 15 to 25 years of service from Boral frames and sashes, with seals, balances, and rollers needing replacement every 8 to 15 years depending on sun exposure and daily use. West- and south-facing units wear hardware faster. Call (559) 785-2712 if you’re seeing early failure signs and want an honest assessment.
Some parts can be adjusted or lubricated to buy time – a sticking latch or a stiff roller track often just needs cleaning and alignment. But a snapped balance spring or a torn seal cannot be repaired; it’s a replacement part. We’ll tell you which one you’re looking at before we order anything.
Most Boral hardware replacements – balances, rollers, handles, weatherstripping – take 45 minutes to two hours once we’re on site. An insulated glass unit replacement may require a second visit for glass fabrication, since we order that to your exact sash measurements. Call us for a time estimate on your specific model.
We carry common Boral-compatible balances, rollers, weatherstripping profiles, and lock hardware in our Fresno service vehicles. Less common or series-specific parts we order from our supplier, usually arriving within two to five business days. Along with Boral, we also keep parts for KraftMaid cabinetry and Cambria and Silestone surfaces.
If your Boral window or door is giving you trouble, call (559) 785-2712. We’ll get you a written number, a straight answer on what’s actually wrong, and a repair that holds for at least a year – guaranteed in writing. The estimate says what we build, and we build what the estimate says.
