ActiveYards Windows & Doors: The Fresno Owner’s Guide

We stock and install ActiveYards-compatible windows and doors across Fresno, and a typical replacement runs $450 – $1,800 installed depending on the part, glass package, and frame condition. Most callers discover the failure the hard way: a slider that suddenly drags, a latch that no longer catches, or fog building between panes where the seal has let go. If your ActiveYards window or door is binding, leaking air, or rattling every time the wind kicks up off the San Joaquin Valley, here’s exactly how we size it, price it, and fix it.

Which ActiveYards Models This Applies To

A built-in window seat in a bay window

ActiveYards builds two lines that show up regularly in Fresno homes: the Standard Series residential windows and doors, and the Builders Series most often found in tract developments around Clovis, Woodward Park, and Sunnyside. The parts are not interchangeable between series, and that’s the single biggest compatibility gotcha we see. The window’s AAMA label (that silver sticker on the frame edge or sash) carries the model number, glass type, and manufacture date. Snap a photo of it before you call. It tells us whether your unit takes a 3/4-inch or 7/8-inch insulated glass pack, which latch profile matches, and whether the frame is roll-form aluminum or extruded.

OEM ActiveYards glass packs and rollers are still available for most units made after about 1998, but they’re not always the smartest spend. A quality aftermarket roller with a sealed bearing will often outlast the original and costs less. For glass, we use Cardinal and Guardian IGUs cut to the exact size and Low-E spec of your frame, gassed and sealed in a controlled environment. The decision we make with you is simple: OEM when the warranty or the builder requires it, aftermarket equivalent when it performs equal or better for less money.

Signs Your ActiveYards Windows & Doors Is Failing

  • Slider drags or grinds when you push it. The nylon roller wheels flatten over time, especially on west-facing walls that bake in Fresno summer heat. A worn roller scores the aluminum track, and then you’re replacing both, not just the wheel.
  • Fog or moisture between the glass panes. The IGU seal has failed. There’s no buffing it out. The glass pack gets replaced as a unit, and the frame usually stays in place. Valley temperature swings from 38° nights to 105° afternoons accelerate seal failure here more than in coastal climates.
  • Lock or latch won’t catch, or catches too tight. Frames settle, shims compress, and alignment drifts. Sometimes the fix is a new keeper and latch set; sometimes the sash needs to be re-squared in the opening. We don’t force a lock, because forcing it is how latches snap off.
  • Air you can feel around the sash edges, or dust building up faster than it should. The weatherstripping has compressed past its useful life. ActiveYards uses a wool-pile strip on sliders and a vinyl bulb on hung windows. Both are replaceable, but only if the track is clean and the sash is still straight.
  • Condensation on the inside of the glass on a cold morning. If it wipes off the surface, that’s humidity in your house, not a broken seal. But if the fog is between the panes and won’t wipe away, that’s the failed IGU again. The distinction matters because one is a new dehumidifier, the other is a new glass pack.

Replacement Cost & What’s Included

A remodeled family room with new windows and a window seat

Here’s what we charge in the Fresno market for the common ActiveYards fixes:

  • Sliding door roller replacement: $180 – $380 per door, including both wheels, track cleaning, and alignment.
  • Window glass pack (IGU) replacement: $450 – $900 per window, depending on size and Low-E spec.
  • Latch and lock set replacement: $120 – $260 per window or door.
  • Weatherstripping replacement: $150 – $350 per unit, all four sides, new pile or bulb stock.
  • Full window or door adjustment and re-square: $250 – $500 per opening.

The range moves with three things: glass package (single Low-E is less than triple-glazed with argon), frame condition (a corroded track in an older unit costs more prep time), and access (second-story windows take ladders and patience). Every quote is a written line-item price before work starts, and the labor is covered by our 365-Day Done Right Promise: if the repair fails inside a year, we come back and correct it at no charge.

DIY or Call Us?

You can safely check a few things before you spend a dime. Look at the track: if it’s full of dirt and gunk, clean it with a vacuum and a dry rag, then re-test the slider. Look at the latch: if the keeper is loose, two screws might fix it. Look at the weatherstripping: if it’s visibly flattened or torn, you’ve found the air leak. That’s where a homeowner should stop.

Replacing an ActiveYards glass pack means removing the sash, unglazing the old IGU, setting the new one dead level, and bedding it so the frame doesn’t bow. That’s a two-person job with a real risk of shattering a couple hundred dollars of glass on your patio. Roller replacement on an ActiveYards slider means drilling out rivets or prying off snap-in carriers without kinking the frame. If you get the wrong roller profile, the door will ride too high or too low and the lock won’t catch. We’ve fixed enough DIY attempts over the years to say plainly: call us before the frame gets damaged, because a new door panel costs more than the service call. We’re at (559) 785-2712.
