Sakrete Kitchen Remodeling: The Fresno Owner’s Guide
If you’re planning a kitchen remodel in Fresno using Sakrete products for your substrate or underlayment work, a full kitchen remodel here typically runs $14,000 – $45,000 installed, depending on scope, materials, and how much floor prep your slab needs. We stock Sakrete floor patch, self-leveling underlayment, and mortar products for kitchen remodels, and we install them as part of the broader project every week.

Most Fresno homeowners don’t call us about Sakrete itself. They call because their tile is cracking, their cabinets are out of level, or the last contractor poured a floor patch that crumbled under the new flooring. That’s when we find the Sakrete product failed or was never spec’d correctly in the first place.
Which Sakrete Models This Applies To

Sakrete makes several products that show up in kitchen remodels, and the right one depends entirely on your slab’s condition. Self-Leveling Underlayment (SLU) goes over concrete that’s wavy or sloped, giving tile a flat surface to bond to. Floor Patch handles divots and spalled concrete. Sand Mix is what we use for shower pans and floor mud beds when you’re reworking plumbing in the kitchen or adjacent spaces.
Here’s the compatibility gotcha most Fresno homeowners don’t know: Sakrete SLU is not rated for the temperature swings we get in uninsulated slab homes built before 1990. If your kitchen sits on an older slab, we typically specify a modified SLU with a higher flexural rating or add a crack isolation membrane before pouring. This is the kind of thing that doesn’t show up on the bag’s instructions, but it’s the difference between a floor that holds for a decade and one that telegraphs cracks through your new tile in two summers. Curtis Lane has pulled up enough failed pours in Tower District bungalows to know exactly what that looks like.
On OEM versus aftermarket: Sakrete is the OEM product, and we use it when the project calls for it. There are quality alternatives (Ardex, Mapei, Laticrete), and we’ll spec those when the floor conditions demand different performance. What we won’t do is substitute a cheaper bag from a big box store to shave a bid. The written estimate names the exact product we’re pouring.

Signs Your Sakrete Kitchen Remodeling Is Failing
- Hollow-sounding tile in traffic zones. This usually means the floor patch or mortar bed delaminated from the slab. The Sakrete product didn’t bond, or the slab wasn’t prepped before it went down. This is a tear-out, not a patch.
- Cracks running diagonally across the tile. In Fresno, this often traces back to slab movement under an SLU pour that didn’t include a crack isolation membrane. The Sakrete product did its job, but it was the wrong system for the conditions.
- Cabinet doors that used to close now drag or bind. A settling floor patch or a shifting mud bed under the cabinet run will take the entire cabinet row out of square. We see this most in kitchens where the original contractor poured patch over an unlevel slab instead of correcting it.
- Grout lines that crack within the first year. Grout doesn’t flex. If the Sakrete underlayment beneath it is moving or shrinking, grout is the first thing to show it.
- Water staining at the base of the toe kick. That’s often a sign the floor patch at the sink run wasn’t sloped or sealed correctly, and water from spills or dishwasher leaks is working its way under the cabinets. You’re looking at floor repair and likely cabinet repair or replacement.
Replacement Cost & What’s Included
For Sakrete-specific kitchen remodeling work in Fresno, here’s what the numbers look like:
- Full kitchen remodel: $14,000 – $45,000 installed
- Small kitchen remodel: $9,000 – $20,000
- Floor prep and Sakrete SLU pour (isolated repair): typically $1,500 – $4,000 depending on square footage and slab condition
- Countertop installation including Sakrete mortar bed: $2,000 – $6,500
What drives the range is slab condition, kitchen square footage, cabinet reconfiguration, and whether plumbing or electrical rough-in work is needed. Every Bradford Remodeling Co Fresno quote is a written, line-item price before work starts. That price includes materials, labor, permits when required, and cleanup. If the number moves at the door, we’ve broken our own rule and The Garrison Standard.

Every completed project carries the 365-Day Done Right Promise: if the work fails inside a year, we return and correct it at no charge. That includes a Sakrete SLU pour that cracks or a tile bed that delaminates.

If you’re just mixing and pouring a small Sakrete floor patch in a low-traffic area, a careful homeowner with a mixing drill and a flat trowel can handle it. Read the water ratio on the bag and don’t eyeball it. Too much water weakens the patch and shortens its life.
But if the patch is going under tile, under cabinets, or across a large section of the kitchen floor, call a professional. There is no way to fix a bad SLU pour without tearing out whatever was installed over it. We’ve seen homeowners try to save $800 on floor prep and turn a $12,000 kitchen remodel into a $22,000 tear-out when the tile failed. The estimate says what we build, and we build what the estimate says. Call (559) 785-2712 and we’ll send someone out to look at your slab.
FAQs

A correctly spec’d and installed Sakrete SLU or floor patch under tile lasts 20 years or more in Fresno’s climate. The failure point is almost always installation: wrong water ratio, poor slab prep, or no crack isolation membrane over an active slab crack. Fix those three things and the product holds.
Small, isolated failures under a single tile can sometimes be spot-repaired. But if the patch has delaminated over a large area or under cabinet runs, it needs to be removed and re-poured. Patching over a failed patch just moves the crack to the next tile. Call (559) 785-2712 for an honest assessment.
For a typical Fresno kitchen slab, we complete demo, prep, pour, and rough-in within 2 – 3 working days. The SLU needs to cure before tile or cabinets go over it, and we build that cure time into the schedule so the next trade isn’t waiting on a wet floor.
Yes. Our crews carry Sakrete SLU, floor patch, and sand mix on the truck for standard kitchen floor prep. If your project needs a specialty Sakrete product we don’t stock, we have it from our local supplier the same day. Bradford Remodeling Co Fresno is an independent service provider, not affiliated with Sakrete, but we work with their product line regularly alongside KraftMaid and Cambria on kitchen projects.
